While many choose to buy a home in the spring and summer, there are a variety of great perks to buying and inspecting a home in winter. For one, problems that may only arise in colder weather will be more apparent. One example is it is easier to detect drafts and insulation failures when it’s cold outside. During the summer months, attics can reach temps of 120+ making it difficult to detect areas of concern. In the winter, however, it can be much more obvious where there are cold spots or drafts.
Another problem that may only show itself in the winter is roof damage from ice dams. An inspection of the roof for patches of unevenly melted snow can help identify problems with attic insulation. If ice is building up, the culprit could be poor ventilation in the attic. The quickest and easiest repair is to add roof vents, but if this isn’t taken care of soon the resulting repairs could be costly.
