So, you’ve found it; the home you and your family have been looking for. There’s just one last step before you can feel comfortable and confident calling it yours; the home inspection. But what exactly happens at a home inspection? What should you make sure is covered during the process? What do home inspectors look for? What are some of the particular issues they focus on? Solid Foundation
We inspect the walls from floor base to ceiling. They will be eyed thoroughly to seek out shifting or cracks in the foundation. Have some tree roots invaded the home? A crumbling foundation is not a good thing and the cost of repair can be quite high.
Basement Basics
Does the lower level have or had flooding issues? If so, is there mold and is it damp? Is the basement properly insulated where needed?
Electric & Wiring
Aged or shoddy wiring can be a huge expense and inconvenience to repair and/or replace. In worst case scenarios, fires can erupt as a result. Should the home inspection yield bad wiring information, call in an electrician to assess the state of things and estimate a cost of repair.
Plumbing Problems
Many potential issues can exist or arise with a home’s plumbing. From poor drainage to ill-functioning sewer lines and piping, there are several things that should be checked during or prior to your home inspection. Poor drainage and plumbing can lead to wet lower levels, wood rot and mold growth.
Roof & Drainage
These are two big ones. The roof’s condition will always be assessed. Is it in good shape or does it need some work? Are there any low-hanging tree branches that could cause problems in the future or are currently causing problems?
Is water draining away from the house? Home inspections will take a close look to see if there are any obviously soggy areas around the house.
