Why Should I Have A Professional Home Inspection?

How Long Does An Inspection Take?
The process usually takes two hours, depending on the size, age and condition of the home, and any additional services provided.
Do I Need To Be Present During The Inspection?
Yes, you are welcome and encouraged to attend. The goal of a home inspection is not just to inspect the property, but also to educate the homeowner or potential buyer about the property’s condition. This is better achieved if you are present during the inspection.
By accompanying the inspector, you will have the opportunity to:
- See the condition of key components throughout the house and property firsthand, giving you a better understanding of your home and of the resulting inspection report.
- Ease any concerns about findings that seem distressing on paper but are in fact superficial. For example, the inspector might explain that an inexpensive lubricant can quiet an alarming appliance noise or that an unsightly column needs only a coat of paint.
- Have all of your questions and concerns addressed immediately as they arise.
Prior to the inspection, please prepare a list of any questions or concerns you may have about the property and communicate those issues to us in advance to ensure they will be properly addressed (and so that any necessary special arrangements can be made). Please bring your list to the inspection.
What Is Included In The AmeriSpec Report™?
The AmeriSpec Report is an easy-to-reference document detailing the condition of the home’s major areas (such as heating, air conditioning, plumbing, electrical, roofing, etc.). In addition, you’ll receive a seasonal maintenance checklist with tips for keeping your home in shape and a do-it-yourself home repair manual.

We serve approximately a 50-mile radius of the Twin Cities area. More specifically, we serve the following counties: Anoka, Carver, Chisago, Dakota, Goodhue, Isanti, Hennepin, Le Sueur, McLeod, Ramsey, Rice, Scott, Sherburne, Sibley, Washington, Wright and St. Croix WI.

If I Refer AmeriSpec To A Customer, Am I Liable?
AmeriSpec inspectors carry extensive errors-and-omissions insurance and general liability insurance.
What Will My Client Receive In Writing As Part Of The Inspection?
As part of your service, we provide a free, lifetime subscription to HomeBinder which is an online site that allows you to organize and save all of your home related information like paint colors, contractors and home projects. We will get you started by loading in your report(s) and setting up some maintenance reminders that will be emailed to you periodically. So about a week after the inspection you will be receiving an email from HomeBinder with a link to access your personalized binder. All you need to do is pick a password and you’ll have private access to that binder going forward so that you can always access your report(s). Not only will your report(s) be accessible to you, but also our home maintenance manual and a seasonal maintenance checklist.
